What It Means to Be Deed Restricted
Property owners agree to architectural and maintenance rules when purchasing a home here. The Architectural Control Committee (ACC) application process determines whether an exterior change complies with these standards before work begins.

The Value of Our Community Standards.
Adhering to these common guidelines benefits everyone by:
  • Protecting property values across the subdivision.
  • Maintaining architectural consistency and visual harmony.
  • Ensuring compliance with legal governing documents.
  • Avoiding disputes and misunderstandings between homeowners.
  • Preventing costly violations that could escalate into legal issues.
The ACC Application Process:
  • What to Submit: Applications are required for visible exterior modifications (roofing, painting, fences, sheds, major structures) and maintenance like replacing a roof, repainting a house, or a porch. Interior work does not require submission unless it alters the home's footprint. Unconventional requests follow this same process.
  • Required Documentation: Fill out the application completely a:nd attach samples or brochures providing a clear visual representation of changes, repairs, or upkeep. Incomplete applications or insufficient samples cause delays or denials.
  • How to Submit: Download ACC Application & Instructions (click here) and return your completed paperwork and supporting samples via one of the following methods:
    • Email: BraeburnValleyWest@sterlingasi.com
    • Mail or In-Person: Sterling ASI, BVWCA, 11201 Lake Woodbridge, Sugar Land, TX 77498
    • HOA Meeting: Bring your documents with you to any monthly HOA Board Meeting.
    • Timeline: Please allow a 30-day turnaround from the date a complete application with all supporting documents is received.
Denials and the Appeals Process:
If an application is declined, the homeowner will receive a formal denial letter detailing the specific reasoning. Homeowners can:
  • Re-apply with revised plans addressing the noted concerns.
  • Request an appeal via email to schedule a board hearing to present their case.
Call to Volunteer - Help Shape Our Community:
The ACC relies on dedicated neighbors to maintain our standards. The committee seeks additional members to assist with reviewing applications. If you can volunteer your time to protect the visual harmony of Braeburn Valley West, your help is appreciated.
