BVWCA is a "Deed-Restricted" Community.

chevron_rightWhat is meant by "Deed-Restricted" Community? In order to protect neighborhood character and property values and comply with established city ordinances, Braeburn Valley West residents are expected to adhere to a set of guidelines, published in our Deed Restrictions and Rules & Regulations.Examples include:
- No Commercial or Recreational Vehicles can be parked or stored on your property.
- No commercial activity that creates traffic or impedes the residential character of the neighborhood.
- Garage Sales are limited to 2x per year during approved dates.
- All exterior changes to your home required pre-approval by the Architectural Control Committee, before start of project.
- Lawn should be maintained in manner that is neat and orderly with grass not more than 5-6" in height.
Submit planned exterior improvements and/or maintenance projects to the Architectural Control Committee (ACC) via the ACC Application & Instructions form, allowing a minimum of 30-days for approval from receipt of a complete application. -

All exterior changes to your home required pre-approval by the Architectural Control Committee, before start of project.In order to protect neighborhood character and property values and comply with established city ordinances, Braeburn Valley West residents are expected to adhere to a set of guidelines, published in our Deed Restrictions and Rules & Regulations.To submit a project for approval / consideration:- Download the ACC Application & Instructions Form (click here).
- Provide ALL requested information.
- Include color and materials samples you will be using in your project.
- Include notice of any permits etc. needed and/or obtained.
- Include brochures/plans and any other documents to aide in the approval process.

chevron_rightHow long does it take for approval of home exterior projects? Community by-laws allow 30-days for approval of completed* applications including the ACC Application Form, plans, permitting info, material samples and product brochures.* Incomplete applications will be placed on hold pending receipt of missing items.

chevron_rightWhen are the monthly HOA Meetings? A 7 member HOA Board manages Braeburn Valley West, enforcing community bylaws, city ordinances, maintaining common areas and amenities with the focus of protecting property values and overall quality of life for residents.
- Meetings are held on the 2nd Thursday of every month.
- Public Session starts at 7:00pm.
- Residents are encouraged to attend and ask questions regarding community issues.
- Private sessions with the board to address specific issues can be scheduled.
- Annual Meeting is held every June.

chevron_rightHOA Account Management Alerts Sterling Management will periodically send out alerts specific to your HOA Dues notices, assessments, proxy forms and other legal documents related to your HOA account. Residents are responsible for maintaining accurate contact details on record with Sterling Management for the purpose of HOA account management. Failure to do so can result in residents missing important legal documents related to their HOA account and dues.To update your HOA contact details, residents can:

chevron_rightSocial Media SOCIAL MEDIA:Braeburn Valley West has a Facebook page for use by residents, immediate family members and caretakers to utilize in staying up to date on community news, announcements and group chats. New members will need to answer a few questions and agree to page rules before joining the group.To access the group page:NOTE: While we do everything we can to vet incoming requests, it should be assumed there are non-residents, scammers & spammers and those with malicious intentions also present in the group. Residents should take care to NOT RELEASE personal information for either yourself or other on this or any social media outlet that can become a potential tool for these individuals. Posts that jeopardize the safety of BVWCA residents will be removed without notice.

chevron_rightAre Garage Sales Allowed? Community Wide Garage Sales are scheduled on the first weekend of April & October.
- The HOA places signage at the 2 main entrances into the community.
- Homeowners can post yard signs directing traffic to their homes.
- Signs must be collected and disposed of by homeowners at end of the sale dates.
We understand homeowners may periodically require off-schedule dates for estate / moving sales, however they need to be approved by the HOA board PRIOR to the sale date.- Submit requests via the Contact Form.

chevron_rightCar & Vehicles Regulations BVWCA Residents are expected to follow city ordinances related to vehicle ownership:
- Parking on lawns is prohibited.
- Do not block sidewalks.
- Must have current registration, valid license tags/plates and inspections.
- Must not display company signs or advertising.
- Trailers and commercial equipment must be stored out of visual sight of the street.
- Commercial vehicles can not be parked overnight in the neighborhood.
- Vehicles parked on streets must move every 48 hrs or are subject to towing.
- Inoperable / junk vehicles can not be parked on public streets.

chevron_rightPet Etiquette Dogs and other domestic animals must be under an owner’s direct physical control at all times, usually by means of a leash or by being secured within a suitable fence. Owners may not allow their animals to run at large.Pet owners walking their dogs should pick up and dispose of their own pet's waste.(please do not leave it in neighbors yards)

chevron_rightCommunity Pool The Community Pool is open from Memorial Day Weekend thru Labor Day Weekend for use by BVWCA resident and their guests.
- New Users must register:
- Registration takes place in April at to-be-announced dates/times.
- Homeowners must be current on dues and assessments.
- Renters will need to provide proof of current lease.
- By using the pool, you automatically agree to follow the GENERAL POOL RULES.

chevron_rightCommunity Park: Rules of Use The Community Park is available for all residents and their guests:
- Located at 10501 1/2 Plainfield Street (map).
- Open Daily (365 days / year).
- Open from Dawn (Sunrise) to Dusk (Sunset).
- Guests of the community must be accompanied by resident.
- NO Alcohol / Drugs allowed.
- NO Dogs allowed in gated park areas.
- DO NOT LITTER - discard trash in available receptacles.
- Report broken equipment, safety concerns or landscaping issues via Contact Form.
The park belongs to all of us.Help us keep it safe and clean for everyone's use and enjoyment.(Posted Park Rules) -
chevron_rightCommunity Clubhouse Rental Can residents rent the community clubhouse?
- Residents may rent the community clubhouse during the non-pool season.
- The non-pool season is from Labor Day through Memorial Day.
- Rental is for the clubhouse only; the pool area is unavailable.
- Must be a BVWCA resident.
- Homeowners association dues and account must be current.
- No alcohol or smoking/vaping is permitted.
- Maximum occupancy is 75 people.
- Homeowners association approval is required.
- Additional stipulations and costs are stated in the rental agreement.

chevron_rightSecurity Patrol & Alerts BVWCA is patrolled by Armed Security on Bikes:
- 24 hour, armed security patrol monitors community for criminal activity and safety issues.
- Security officers are armed, uniformed and in marked automobiles.
- 24/7 Security Dispatch for requesting on-call assistance.
A multi-member Security Committee works with the patrol service to address ongoing concerns, finding solutions and coordinating efforts with city agencies as needed. The Security Committee meets the 1st Wednesday of every month at the Community Clubhouse, 6pm. Residents are encourage to attend.24 /7 Security Dispatch:

- Every Thursday.
RECYCLING (Green Bins):- Every OTHER Thursday.
- City schedule is posted to Calendar.
PLACEMENT & STORAGE OF BINS:
- Bins can be placed on curb Wednesday evenings.
- Have bins to curb by 7am Thursday morning to ensure city collection.
- Store bins out-of-sight either on the side or back of home.
- Holiday schedules will be posted/announced per city notices.
- ALLOW 3 FEET CLEARANCE FOR CITY EQUIPMENT:
- Place 5 feet from vehicles / trailers.
- Do NOT put under trees or utilities lines.
- Do NOT block mailboxes, utilities.

Collection is every other Thursday - see calendar for scheduled dates. Green bins can be placed on the curb, on Wednesday evenings. To order a replacement bin, call 311.What can be recycled and how?The following household items can be recycled using the city-supplied green bins.

The HOA is monitoring the progress of this new program and waiting for more details from the city before responding.DO NOT PUT ANY DEBRIS ON THE CURB AT THIS TIME unless you have a scheduled pick up.We've started a Community News page for updating residents on the new program and posting relevant news articles.

chevron_rightIllegal Dumping ILLEGAL DUMPING IS A CRIME!!!!BVWCA residents are responsible for ALL trash generated on their property including heavy trash items put out for pick up.Easements / Common areas are OFF-LIMITS for offloading personal and/or commercial debris.Penalties for Illegal Dumping (Texas Law):
- Class C (under 5 lbs): Up to $500 fine.
- Class B (5-500 lbs): Up to 180 days jail, up to $2,000 fine.
- Class A (500-999 lbs): 180 days to 1 year jail, up to $4,000 fine.
- Felony (over 1,000 lbs): Up to 2 years jail, up to $10,000 fine.
Reporting Illegal Dumping:
Residents can report illegal dumping through several channels:- Providing photos of the dumping in progress and vehicle license plates (if safe to do so) can aid investigations.
- For cleanup requests: Use Houston's 3-1-1 service by phone or online.
- For law enforcement tips (if you witness dumping):
- Call the Houston Police Department (HPD) Environmental Investigations Unit at (713) 525-2728.
- Call Crime Stoppers at (713) 222-8477 (TIPS).
- Submit a tip online to be eligible for a reward of up to $5,000.
